With Steamy Listing Video, Agency Hopes That Sex Sells Houses, Too

Don’t watch this listing video at work. Or at home, for that matter, if you’ve got kids who might peek over your shoulder. If luxury real estate videos are going Hollywood, this one might have a tussle with the Motion Picture Association of America’s ratings board.

The home—located at 1709 Rising Glen Road in Hollywood Hills—is listed by The Agency for $12.5 million. Fine, this 6,051-square-foot, four-bedroom, seven-bathroom property is pretty sexy on its own merits. But just in case the glass tower staircase and infinity pool aren’t enough, there’s the scantily clad homeowner lounging on her bed, doing yoga poses, and going for a swim in the lap pool. At one point, she even takes it all off to give viewers a nice, long view of her tattooed backside before strolling into the steam shower.

We’re guessing that this clip will get lots of repeat viewers—and not necessarily from interested buyers.

And then there’s a twist when the woman’s partner comes home, bearing flowers—surprise, they’re a lesbian couple!

It’s a cliché, of course, that sex sells, and that two hot girls are better than one. But is this purportedly real estate–related video just sexploitation?

We spoke to several Realtors®, though, and they applaud this envelope-pushing ad.

“This video may not go over so well in a conservative real estate market, but in places like Los Angeles, I can see where this would be embraced,” says Florida Realtor Cara Ameer. “In my view, I don’t think the video is going to hurt the chances of the property selling. In fact, the opposite—the video is probably going viral with thousands of views, and that can only be a good thing for the listing and the seller.”

While the listing agent, Billy Rose, could not be reached in time for comment, he spoke to Forbes in the video’s defense.

“We live in Hollywood,” Rose said. “We sell the Hollywood lifestyle, and there’s nothing risqué about a real estate [film like this] in L.A.”

Who knew that shopping for homes could be so, um, stimulating?
