Home-selling best practices usually call for including several home photos — interiors and exteriors — with the listing.
However, if you’re an A-list star best known by your first name, showing just one aerial photo may be enough to get the home sold.
When Madonna’s Beverly Hills home hit the MLS with a $22.5 million price tag, the listing showed just one image of the property, but apparently that was all it took to land a buyer. According to TMZ, Madge and her listing agent, Kurt Rappaport of the Westside Estate Agency, sold the house for $20 million this month. The price tag is steep, even for Beverly Hills, where the median home value hovers around $2.63 million.
Madonna and ex-husband Guy Ritchie bought the home for $12 million a decade ago. The 17,000-square-foot residence has since been completely overhauled. It features 9 bedrooms, 2 living rooms, a 2-story dining room, full-size home theater, gym, pool and tennis court, as well as several sets of offices — including assistants’ offices — staff rooms and guesthouses.
Although the home was just listed on the MLS at the beginning of 2013, the Material Girl was interested in selling the estate in 2012, when she had it offered as a pocket listing for $28 million.
Madonna also recently sold an Upper West Side duplex for $19 million. Her primary residence is a $32 million Georgian townhouse she purchased in 2009. She also owns an estate in Bridgehampton, NY.
