Duff was very helpful and always available if we had any questions. He showed us several homes while looking for a home to purchase and in the end helped us negotiate a rent to own that worked the best for our situation.

Two years ago we bought our house via Duff, and we were happy with his services, until right after closing when we discovered the washing machine had some problems (inspectors do not inspect W/D). We emailed Duff twice and he ignored our email, so we emailed the listing agent, and he emailed back numerous times and was right on top of it until it was resolved. Despite the fact Duff ignored us on the washer he was a likeable guy, so we contacted him a year and a half later about listing our house. He agreed to do it for 1% commission. We told Duff we would not accept a contingency unless the buyer's house was under contract. We were firm about this. We had 2 offers come in the first week, and a 3rd offer the 2nd week. All three were contingencies, the first two were too low on price, but the 3rd one was almost at asking and a great offer, but we needed them to go under contract first. That buyer had a few offers on the table, so it looked promising. Duff then called and told me another offer was supposed to come in late that night, and said it was for full price/no closing costs, but they wanted a 60 day close because their kids were still in school, and wanted a week to come up with the earnest deposit. He stated there was no contingency. My husband and I agreed, but later that night we started to feel uncomfortable about this offer. We questioned that if they did not need to sell their house to buy our house, why did they need 60 days until their kids got out of school, if their kids could still be in their current house. As well, we wondered how they could afford our house and come up with a down payment if they did not have the earnest deposit directly on hand. We emailed Duff our concerns and asked him to have the other agent confirm via a letter from the buyer's lender that they were qualified without needing to sell their house. As sellers, we wanted to make sure this offer was solid and safe for our end. But, much to our dismay, Duff called back within minutes of receiving our email and was upset, and made the statement that we were "over the top" in our request, and would not do what we requested, and that he was canceling our listing agreement immediately. The other listing agent who was supposed to bring in the offer late that night was his partner, Liz Montoya, whose clients had viewed the house a week earlier. We had never had a sour word with Duff, so his decision to abruptly end his relationship with us made us suspect it was because his partner was involved, and he chose to represent Liz and her buyers instead of remaining true to his contractual obligations to us. He was able to find a house we bought when there were few on the market. I highly recommend both him and Liz Montoya. Liz Montoya helped us buy our dream home in Bellvue, Colorado. She was very, very responsive and easy to work with. She never made me feel silly for knowing nothing about the process. And, when our deal looked like it might not go through at the last minute, she really jumped in to help make it happen. She also negotiated us an amazing deal. Liz spent an enormous amount of time showing property to me in my price range. She was available and whiling to provide me service at a moments notice. Liz was able to identify some excellent deals on the market. She clearly educated me on the process of buying. She was very knowledgeable in shortsale and foreclosure negations. unfortunately I was unable to purchase a home at this time however I will use her again when I'm ready. Thanks Liz
