The hardest part of my short sale process was calling initially to make an appointment to discuss it, for some reason I was terrified of the thought of going through with a short sale. It that turned out to be the best phone call I have ever made. Soon after buying my condo in mission valley 7 years ago the market took a turn for the worse. I was quickly upside down and barely making my adjustable rate interest only mortgage payments, even after getting a second job. For 5 years I worked extra shifts just to pay off the interest on my mortgage payments, too afraid to miss a payment or even be a day late. After one meeting with Brian Ruhl, all my fears were gone. I realized that not only was a short sale my only possible option it was actually a beneficial financial decision. Realizing that I would never be able to sell my condo for more than I owed and that I would never be able to pay it off, my only choice was to live there forever barely getting by or choose a short sale. Even starting at our first meeting, Brian was helpful at answering all my questions and we started the process right away. He reviewed all possible set backs up front and helped me with all the initial paper work. He eased my mind and answered all my questions no matter how simple or complex. I was very nervous about the whole process and did not know what to expect, but Brian helped me figure out what would be best for me and my situation. I was so nervous about my credit score dropping (it is still above average after the short sale) and most importantly about not paying my mortgage, but Brian helped to realize that it would be worth it in the long run financially and that helped calm me down. After the first meeting with Brian, James Dunlop took over in assisting me with the remainder of the short sale process. I couldn't have asked for anyone more helpful and friendly than James. He went out of his way on several occasions to help me get paperwork signed and turned in on time. I did not have easy access to a fax machine and he would come meet me so I could sign the paper work. I have not found personal attention like this anywhere else. His knowledge in the short sale process was impressive. No matter what the question was, if he didn't know the answer he could find it out quickly. He helped me know what paperwork I needed to fill out and when it was due so that we could move the process along quicker. Anytime there was a brief road block he would let me know immediately and update me on how it was getting fixed. I don't have a set work schedule, but James was great at setting up appointments and inspections on days that worked best for me. I was also nervous about allowing people into my house when I wasn't there and he made sure to plan all walk-throughs on days that I was home or after I was able to get my stuff out. Although a small gesture it meant a lot to me. I can not say enough about how great James was and how much I appreciate all his help. The short sale process is usually anything but short, but even though my mortgage loan was owned by an aggressive portfolio company the Ruhl team was able to close my short sale in 5 months from the first meeting!!!! I was lucky to connect with Brian and his team after a couple failed Short Sales with a previous agency, my friend gave me Brian's contact info and within one day he got the bank to allow another extension which was on a Friday with auction day the following Monday.
