Duffy's flat fee process works. We were fortunate enough to have a contract on our property and also a back up contract. In a down market for sellers, that is no easy task. The contracts department has been truly amazing. Victoria has just been lights-out great in helping us through the process. Selling your house with Duffy Realty flat-fee is a no-brainer. You save a substantial amount and you deal directly with the buying realtors, which I prefer over going through the selling realtor (simple stuff, like, when can we view the house, discussing the condition of the house etc.) The negotiations still go through Duffy. I sold my house within 2 months at a good price. In my opinion, no other realtor could have done a better job and I saved $8,000!

All I can say is that the listing went smooth as silk and that was pretty much it. I never saw anyone from Duffy after signing the contract, nor do they show the house. They don't have agents per se. Your up-front money buys you access to the MLS and FMLS and please don't expect a lot more. This is a twist on "Buy-Owner." They do have "Open House" days and the one I sat through was a bust...no one came. I'm sure that Duffy's business model works well in many situations, but not if you need someone to ACTIVELY promote and sell your house. At least this was my situation. I listed with Duffy and paid the upfront fee. It was a low cost way to get a listing on MLS and FMLS. This is a almost a no service way to go. They were good in the first meeting and getting the listing in. From there your almost on your own. It was difficult to make changes, coordination of a lock box and I was very disappointed in the communication of offers and the knowledge they kept after I sent them information. Be aware you will most likely never hear from or see Rhonda (I didn't) and her staff is so overloaded they can't do a good job. Those that gave some of the high ratings I am seeing must be employees or are related because this service is not 5 star. We saved $6,000 on the sale of our home and paid Duffy only $1,200. Our buyers found us online and if they had not brought their agent, we would have saved another $7,200. The old business model of real estate needs to leave because this model works and so why would you pay more for frankly less. The transaction was smooth, Duffy's advertising was well rounded and we really enjoyed the process. I recommend Duffy everywhere I go.

I am an investor and frankly I can not afford to spend thousands for what? I don't care what anyone says, real estate is sold when a buyer looks on the internet and finds something that they want to see! My homes show well because buyers like what I have because I make what I have look great! In other words, a real estate agent does not help you make your own product look good. They don't paint, they don't cut the grass and they don't clean up! That is the homeowner's job so why should I overpay for that? Duffy Realty offers the essential services that I expect and agent to do and I find that they do more than the overpriced agent. I was very pleasantly surprised that the service from Duffy Realty was wonderful. They worked very hard to find us the best home/deal possible even though our budget was low.
