We found Brooks and his company on Craigslist after watching one of his video's he posted about a new home he had for sale. We had been turned down on offers we wrote with our previous real estate agent and decided to switch things up a bit. We met with Brooks to discuss our goals in homeownerhsip and he immediatly got to work. After viewing a few homes that he found for us we wrote on offer on a beautiful property. The only issue was that we were using out VA home loan that made it hard for us to compete against the all cash buyers and the regular conventional loan buyers. Brooks sold the selling agent that we were strong buyers and would stick around through the entire process. After having inspections done the home needed some serious clean up ( including the pool needed to be cleaned and re-filled) in order for our bank to lend us the money to buy.... the only problem was that we didn't have the money to hire a landscaping or pool company to help clean. My wife and I met Brooks at an open house he was holding after he knocked on our door to invite us to view his new listing. We had been thinking of buying a home but needed to know what our home in Brentwood would sell for and how quick. After the open house Brooks met us at our home and discribed the current market conditions. I cant imagine using another agent when we sell or buy another home! My wife and I were newly married with a baby on the way when we decided to start the home buying process. We had tried to sell our home through a short sale with a local agent (one of Brentwoods fast taking agents) and were unsuccessful. Not only did my home sit on the market for almost 1 1/2 years but I never recieved any offers. My agent did absolutly no marketing, held no open houses because he was too busy. I decided to give up and allow my home to foreclose when 1 week later I got a call from Brooks telling me he had a buyer looking to purchase in Oakley and he wanted to know if I would consider trying to short sale again. I said why not! What's the worst that could happen. 1 week into the listing contract Brooks and his team put together a marketing plan that blew me away.. He put our home on the MLS, he created YouTube Video's that he posted to over 15 different websites on a daily basis, cold called homeowners that lived within a 1 mile radius of our home to invite them to the open house he was holding, knocked on 300 of my closest neighbors inviting them to his open house... and a lot more. After an open house that turned out over 75 potential buyers my home was sold that weekend with multiple offers!. He did in one weekend what my other agent couldnt in 1 1/2 years.
