I contacted Joe to help me look for a single family house or a duplex. He identified a number of possible properties. I identified a couple of more potential properties including 3028 Boulder which hadn't been listed on the local MLS. Joe quickly contacted all of the sellers' realtors to get any updated information on the properties. After visiting all of the properties I decided to put in a bid on the Boulder property. 3028 Boulder was a short sale of a property that had received little attention since being built. It was listed well below market value but was in desperate need of a roof, new HVAC, exterior painting, new flooring and a few less critical fixes and updates. With Joe's help I bid on the property. We quickly were under contract with the seller. It took about 3 weeks to receive a reply and get agreement for the sale from the bank. During this time Joe kept me fully informed about everything that was happening, both through phone calls and emails. We closed a bit less than 3 weeks after the sale contracts were signed. During the process Joe contacted and arranged for a whole-house inspection, a pest inspection, and a bid by a roofing contractor. He also work with the mortgage broker to make sure that everything would be completed in the very short time frame demanded by the bank holding the mortgage.
