Inadvertently we found a house we liked for its contemporay style. We did not know it was on the market because furniture was in the house. We went around the corner to an open house where we met Karen. We mentioned that we really liiked the house. She then informed us that in fact in was on the market and immediatedly took us to see it. Within a few hours she e-mailed me comparables and met me there to look at it again. After that day we left town and did not return for six weeks. She kept me advised of the status of the house but gave me my space to think about it.When we returned to Watercolor she called and said there were two pending offers. Knowing that I was not ready she left us alone to think about the property. When we called her she responded immediately and got whatever infromation we requested. When we decided to put in an offer she prepared it the same day and advised us on negotiating with the seller. When an offer came in the same time as ours she advised us to not geting in a bidding war. She advised us on looking for a lot to build on and called developpers and owners about buying their lot. She told us what lots to bid on and which to avoid for reasons of location, price and size. Again she prepared the contracts and advised on stategy of pricing and negotiation. She advised us on architiects and contractors. At the same time she monitored the status of the house we lost and when the contract fell through she hopped in and got us negotiating with the seller's agent and we got a contract within 24 hours.She advised us on who to use as our inspector, assisted in getting us insurance etc. She made sure that all defencies were corrected,did the final inspection and attended the closing for us.
