When asked, he also had some great personal and professional experiences that helped us learn from his history so we wouldn't necessarily have to learn things the hard way. Some examples of these more personal decisions that we had to make were "can we tolerate this commute", "are we ready to take on a home that needs some work", and "do we really need those specs for the house". He was always available within a few hours to answer any questions, regardless of how critical it was, and was available in less time when crunch time came. The most critical response times were during our home inspection process and reaching final negotiations with the current owner, who was also acting as his own agent. These were tough times to make decisions on both sides and Dave managed to keep the contract moving in the right direction by educating the current owner on some existing concerns and being a subjective point of view to to explain potential counter-points to our concerns. I gave him a reduced score on local knowledge only because at the time of our search in Evergreen, CO, he did not have as much experience in the area. It was his process that helped us and himself become more educated on the local market and I believe if we ever to go through a search again in that area, we'd be even more suited for the search. When I first started learning about the process of buying a home I wondered if it was necessary to use a Real Estate agent. I was concerned that the incentives for a Real Estate Broker were not entirely lined up with serving my best interests. Since Realtors are paid a percentage of the sale price by the seller, I was afraid of being ?up sold? or that my Real Estate Broker would not be aggressive enough in getting me the best deal possible so that they, the Realtor, would get a larger commission. When it came time for us to find our first house we had no idea where to start or which realtor in the Denver area to choose.
