While the cash back incentive is a strong one, I only met with Lee once. It seemed to me that this incentive might be drawing a lot of interested parties. A good strategy for Lee since he could potentially make up the difference in volume, but I ended up working with a different agent who was not so weighed down with other clients and could be very responsive to look at many properties and strike quickly when I found those of interest.
