Our house was on the market and had a sign in the yard on day 1 (4 hours after making first contact with Shane). Shane has positioned himself to generate a ton of exposure on the MLS system. We had at least 1 showing per day for the first 9 days, and had a positive offer within 7 days. The offer came in quite a bit lower than our list price and the buyers were financially unable to come up in their offer. Through negotiations we ended up only $1000 under our list price. This was due to Shane's negotiating and not offering closing or warranty, which is all but standard these days. In the end our house was sold in less than 3 weeks!!!
