Wray was always very responsive and delivered on everything he promised. He has great local knowledge and did an excellent job representing me and my interests. Wray listed the property and met with potential buyers - he made the paperwork easy and negotiated well on my behalf. He presented the property honestly, in the best possible light in advertisements and his discussion with potential buyers. Wray always showed up on time for meetings and represented himself very professionally.

Wray Rivera helped our family purchase our first home in 2012 and performed exceptionally well. Our search was exclusively via Zillow, and when we finally decided to strike out and look at homes, Wray was the beneficiary of the utter failure of the listing agent to provide anything as simple as a response to several emails. It was a blessing to have chosen Wray next. Wray immediately attempted to engage the listing agent, and was met with identical results - no response. When that failed, Wray reached out to the property owners. The owners were ecstatic to provide the desired information to our agent (I gather their excitement was to have heard something from someone), and he relayed that back to us in very short order. Thus began the slow process of purchasing a home. When we wanted to visit the home after our concerns that initiated contact were levied, he once again did his due diligence to engage the listing agent, who was slightly more responsive, but not terribly forthcoming. Once again he performed the lion's share of both agents duties, speaking with the owners, making arrangements, specifying details. He met us in person for the first time on the tour of the property. During the walk through, he offered advice and valuable information about the market, comparable sales and properties, and various other facts and figures. He also lightly cautioned against falling in love with a property too quickly. Quickly we fell in love with the house, (grin) and Wray did his best to counsel us in the ways of home purchasing. We had chosen USDA RD mortgage and were pre-approved, so the process was supposed to be fairly painless. We entered the negotiation period, and the owner and I went back and forth several times before finally settling on an agreeable set of terms with various concessions. Wray played an instrumental role in offering advice during the negotiations, but permitted me to operate under my own terms to obtain the best deal I could, as I was quite comfortable in negotiations. After the painfully extensive negotiation period, we moved to the portion where the lenders dissect our entire life. The mortgage process took an EXCEPTIONALLY long time. So much so, that the sellers began to doubt it would ever complete. The USDA was VERY BACKLOGGED, as there was an uptick in the market in Central Texas where many properties qualify for Rural Development loans. Throughout the process, Wray remained engaged with us, providing updates, contacting our loan officer, and delivering information to both parties while the seller's agent regularly paid no heed to the process - the only major contact the selling agent provided to her client was delivery of our offer and counters (in an astonishingly slow manner). I suppose her day ended at 4pm and she was not about to perform any actions outside of those hours - much to the contrary, there were nights where Wray responded to our queries in the wee hours, as if he worked some sort of real estate graveyard shift (after working the day shift)! Our actual closing date was 6 weeks after the initially proposed date, and Wray kept both parties well informed throughout the arduous wait. As that day approached, suddenly the listing agent became ACUTELY interested in the process, regularly complaining about the duration. While we were in the process, we got to know the owners, and their input about Wray's performance from their perspective was as telling as anything I could write; "If we could give Wray the listing agent's commission, we would do so in a moment. He represented you very well, and did a wonderful job keeping us informed when our agent left us in the dark." I have no higher recommendation than the one I give Wray. He's a knowledgable professional real estate agent who provides service above and beyond expectations. He will take care of your family's home needs as if he was purchasing it for himself. We were never want for information that he did not provide expeditiously, and he engaged ALL the parties involved on our behalf to minimize our stress during the entire home buying process. When we lost our home in the Bastrop wildfire, we asked Wray to help us find a place to live. We had no idea that all rentals would be taken so quickly. Wray turned every stone to find the best place for our family to live as we stabilized. He found a vacation rental property for us that was a shot in the dark and he pursued it. Because of Wray and his convincing persistence with the owners of the property, we were given an opportunity to meet them. Multiple times, the owners commented that Wray must be a very dear friend of ours for going so far out on a limb for us to find us a place to live. We just smiled and said, "yes, he is a dear friend." Thank you Wray for all you do for people and for carrying us through such a difficult time. Thank you to our landlords also. My husband and I were first time home buyers and with a lender he had never dealt with before, he did all his research and was never afraid to pick up the phone and call the lender if he had questions. We met Wray Rivera after he called us to see if we would rent our vacation rental home to a family who lost their home after the Bastrop fires this summer. The family has moved in until June so that their children can finish the school year in Bastrop. We were so impressed by Wray's honesty, warmth and integrity that we asked him to help us with a rental house that we have in Austin. I would recommend him to anyone. My husband & I were first time home buyers so we were pretty nervous about the whole experience of purchasing a home. From the moment we first spoke with Wray he helped to make things easier. He was easy to understand, informative & always kept us updated without ever leaving us wondering what was going on. He put us in contact with lenders, insurance agents, landscapers and always encouraged us to shop our options to get the best deal that we could get. He walked us through the whole process from making the offer, the home inspection/repairs, the closing and beyond.
