Cristy came highly recommended to me by a friend in the mortgage business as well as by a neighbor whose home she sold shortly before I listed mine. I was impressed with Cristy from the very beginning! She is responsive, personable, helpful, and patient. She went out of her way to make me feel informed and comfortable throughout the entire listing and contract/escrow process. Cristy is smart! She is hard-working! She is knowledgeable and proactive. She has very good insight into the real estate process and she makes it a point to anticipate challenges in an effort to avert obstacles (and potential disasters.) During the negotiation process with the seller and lien holder, Cristy demonstrated excellent negotiation skills. The counter offers we submitted were supported by Cristy's comprehensive analyses of comparable properties. She also proactively coordinated with the seller's agent to ensure progress was made by the lien holder in approving the sale. Cristy's diligence combined with her excellent explanations about each step made the short sale approval process go as smooth as possible for us. We were the fourth buyer to make an offer, the first 3 could not come to terms with the lien holder. We were successful because of Cristy's knowledge and experience. The house I purchased was on the market for less than 12 hours and in that time, I contacted Cristy that I wanted to look at it, saw the house, decided on a what to offer and then made the offer. Cristy worked way later than expected to get the documents into the seller within the short time span. When complications developed with closing the purchase of my house she persisted and made it almost a personal project to work through the sellers problems and make sure that decisions were made in my best interest. If this were a rock concert, I'd be waving my lighter in the air along with everyone else who really appreciates Cristy Silverman. New to Reno we had only a vague idea of what was available and whom use as our Realtor. A respected family friend recommended Cristy and after interviewing 2 other realtors, we chose Cristy for these reasons: 1. Great attitude. Positive, confident and responsive to calls and showed extra attention to details. 2. She connected us with a first class mortgage broker who did what he said he'd do and was totally honest and above board. 3. She arranged for our home inspection, and when we needed repair estimates she knew who to call and arranged contractors in short order. These contractors turned out to be reputable, experienced, and had all the licenses, bonding and manpower we needed. 4. When we were concerned about a malfunctioning window - on her own, she contacted window repair people and got the job done quickly. 5. She was patient and always on time as she showed us home after home that met our specs and price range. She didn't waste our time. She learned from each showing what we wanted and focused in on the right property, the right location, the right square footage. 6. She NEVER tried to get us to accept something we didn't find "just right". She never made us feel that she wanted to get the job done and be on to her next client. 7. She continued to follow up and actually went under the house with the repair men to make sure we all knew what was being done and why. She made sure we had contingency plans beyond the proposed cost of repairs and helped us buy a house that really met our needs. 8. She didn't flinch when we moved the closing up by a full week. She rolled with the changes, she acted as our representative in all our negotiations and she made us glad she was on our team. Cristy sold one house for me and helped us buy another. She understood our needs and found the absolutely perfect place for us to buy. Unfortunately, the property had some issues that were discovered during the inspection. Cristy successfully negotiated the payment by the seller for the repairs and also found excellent contractors to complete the repairs. In selling the other house (which is listed below), she did a wonderful job of staging for sale, showing the house through a tough market and negotiating a sale that made both the buyer and the seller (me) very happy. This home belonged to my deceased mother, so there was a lot of emotion attached to it by me. Cristy was always understanding of that, while at the same time being very professional and helping me see the best ways to present the house. She is just wonderful!
