I would never recommend Carla Mayes as a real estate agent. Her negligence and/or outright dishonesty resulted in my husband and I buying a house with a beautiful yard which we only recently discovered, is actually one-half the size on one side of the house than we believed it was when we made an offer, and subsequently bought it. This property line, instead of being 80 ft. out from the western side of the house, is actually only 40 ft. out, which makes a SUBSTANTIAL difference. This is a rural area where people enjoy privacy and acreage that gives families room to breath. We would not have bought this property had we known that instead of the house being in the middle of the 1.4 acre-property, it is actually very near the edge of the property -right next to an easement that we were told was only about a third of the size it actually is. Despite the way it looks, the easement actually includes 40 ft. of our grassy, tree-filled yard, in addition to the outerlying 10-12 ft. wide gravel driveway that the neighbors use to access their homes -and that we thought was the easement in its entirety. We were told explicitly by Ms. Mayes when she showed us the house/property that the property included the entire yard and that it went "all the way to the gravel driveway". So, that 40 ft. we thought was ours -that we've enjoyed and taken care of, is actually land that belongs to someone else, whom is unknown to the county as they claim they have no official "record of easement." This is absolutely horrible. I told Ms. Mayes the first time we spoke, that our first priority with a house was to have privacy and distance between our home and neighbors -and we wanted to own the land that created that distance so that our peacefulness could not be easily infringed upon. We trusted her. She was our buyer's agent and her job was to have our best interests in mind, especially since we were first-time home buyers and we were living three hours away in NC at the time. We never were shown the deed before we made the offer, had a contract, and closed the sale. We received an unofficial copy at closing and then we were mailed the deed filed with the county clerk's office a couple of weeks after closing. Since the deed contained the original property description from 1963, it was significantly outdated anyway (it literally states that one of the property's corners is marked by "a bottle cap on a stump" -which of course has since gone missing). We really had no choice but to trust the person we believed was an experienced professional, whom we hired to protect us -Carla Mayes. This house had been on the market for two years, but we were told this was because their asking price had been too high. I now believe it was really on the market so long because of this property's universally undesirable layout. Now, it seems to be completely plausible that since Ms. Mayes knew we were under somewhat of a time constraint due to a job relocation, as well as too far away to really do anything but rely on her to act on our behalf, perhaps she just hoped we wouldn't wise up to the truth about the true location of the property boundaries until we had bought it and there was no turning back. Something else to caution other about: When we were making our initial offer (which ended up being the only offer as the seller agreed to it within 24 hours even though we offered considerably less than asking price), Carla drew up the offer paperwork and before submitting it, she went over it with us in great deal, except for the part about the agent's commissions, which she sort of glossed over. The public real estate listing from the seller's realty agency clearly stated the buyer's agent would receive a commission of 2.5%, but Carla had written in 3% in the offer. Later, before we signed our copy, I re-read it and noticed this discrepancy. I called her and asked her why she had put in 3%, when the listing said 2.5% and expressed my concern that this may hurt our offer as technically, as it was worded, we were making an offer, but one of the conditions is that they have to agree to pay our agent 3%. She seemed in a hurry to get off of the phone with me and quickly said, "Oh no, don't worry about that. That's for me to worry about. The standard is 3% so they'll just change it. That's a mistake." So we signed it as it was and when she called us the next day to tell us they had approved the offer without a counter-offer, she made the statement, "Well, I had to settle for the lower commission, but that doesn't affect you." That proved to me that she did know that the percentage they quoted in the listing was not a mistake and that she lied to me so she could propose a higher commission percentage. when it was all said and done, we were just happy to be done with it all. I would not have chosen anyone else! Ms. Mayes stayed on top of everything and my husband and I did not have to worry about anything at all!! She also shows she takes pride in what she does and I believe she does it well!! She is one of the best!!!!!

Carla is responsive, knowledgeable and supportive. These skills are very necessary in the current market.

Carla immediately helped me feel at ease and comfortable when meeting with her. She was able to answer a multitude of questions, and was very upfront and honest with us. Carla was very knowledgeable and offered to accomodate my schedule with early am appointments as well as late evening meetings.
