Is Carlos a nice guy? Yes. Is Carlos on your side as a buyer? Not always. He failed to mention two important tax credits that every realtor - especially one that is also a lawyer, should know and should inform his clients about: The Maryland First Time Home Buyers Tax Credit and the Maryland Homestead Tax Credit. We paid for this, because he failed to inform us - that the seller could have paid all applicable taxes. It took a trip to H&R Block to find out about this. We unknowingly split the transfer tax with the seller, while the seller could have paid the entire cost, or he could have at least informed us that we could have negotiated. Also, it was totally unnecessary to put $10k down as an earnest money deposit, as we were advised to do so. By doing so, it would have been difficult to back out of the contract if we needed to. His staff person was unresponsive and rude, and tried her hardest for us to change to a different mortgage company to better suit her own needs... not ours. We did most of the research finding houses, spending endless hours online. He was not helpful in the negotiation process, which made us question whose side he was on. I bought my new place in the sellers market right before the 08 crash and sold the old place right after the crash. The worst conditions possible for both transactions. The negotiations went smoothly and we got it for less than the asking price in an environment where every other place in the neighborhood was still going in just a week or two for more than the asking price. For the sale, Lucinda actually handled the redesign of my condo, oversaw the construction while I was out of the country for a month (something I wouldn't have been comfortable entrusting to anyone else), staged it with her own furniture to make it infinitely nicer and more upscale than it had ever been when I lived there, and did a beautiful photo tour.
