We had our house on the market for a year with another real estate agent and company and had received zero offers. Our house was beautifully renovated, however, our home was a challenge to sell due to 3 factors: 1) located on a busy road 2) Highway 275 located behind the homes across the street from us and 3) our neighbor's unkept property. My wife Amy and I moved to Cincinnati in order for me to take a new job. Considering that we had eight dogs at the time, two of which were Newfoundlands (giant breeds, both are over 150 pounds), our housing search was astoundingly difficult. We quickly ran into problems with local zoning laws preventing us from considering entire sections of town. Amy and I had the misfortune of starting with another agent (who worked with another company) who basically told us, "Well, do the legwork and let me know where it's legal for you to live and I'll help you find homes there." Not being from Ohio we didn't even know where to start trying to find out such information. Upon firing our first agent and bringing on Derek, everything instantly changed for the better. Derek put in incredibly amounts of effort on our behalf, quickly contacting all the cities/townships/counties on our behalf and making SURE we know where it was even legal for us to live. The story that I tell everyone that really exemplifies the lengths Derek is willing to go for his clients: Derek had been led to believe it _might_ be legal for us to live in a certain township. He called the township's office and determined which official could give an absolute yea/nay as to the legality of us moving there. Derek knew we had a time crunch so he called the phone number of the official in question several times over the span of two days but could never reach the zoning official and his messages were not being returned. Finding the lack of timely response completely unacceptable, Derek took it unto himself -- with no prompting from us -- to start at the top of the list of officials for that township and starting calling each official directly asking for a better phone number for the zoning official. If he didn't get the answer he wanted he continued onto the next person on the list. Eventually someone on the list caved in and gave Derek the personal cell phone of the person Derek needed to contact and thirty minutes later he had an official statement in writing from the zoning official that it was, in fact, legal for us to live in that township. Once we had (finally!) narrowed down the search to areas where it was legal for us to live, Derek was constantly suggesting new listings that popped up and helping us weigh pros/cons. When Derek had finally identified a house for us that Amy and I BOTH agreed (!!!) was utterly perfect after a grueling four month intensive search, Derek scheduled a tour for us and helped us write the offer that night. I feel his extremely professional and knowledgeable advice helped us craft a very strong, no-nonsense, fair offer for the house that was accepted the very next day after only one small counter-offer by the sellers. Through a very stressful, difficult span of almost half a year for Amy and I, Derek was always there for us, going as far as to answer a call to his cell phone from me at home late on a Sunday night once -- a call I'm not proud of having made but pure panic can make you do things you wouldn't normally.
