Before I bought my home, I've spent a lot of time and effort researching the real estate market. I used Zillow, Trulia plus realtors' website to find the properties in towns I like. I went to see open house. When I was ready to make an offer, I saw the advertisement and contacted Jack. He analysed market situation, devised the strategy, and presented the offer to seller's agent. The price negotiation is long and arduous. But Jack was able to defend our interest all the way. He finally got the price dropped by $50,000. We think we got the good deal. If you're a well informed home buyer like me, Jack is your first choice of buyer's agent. He's familiar with local real estate market. He's an expert on home buying/selling process. He has the first-hand knowledge of current market trend. All these are valuable. Even more valuable, THE REBATE. In a typical real estated transaction, 6% of the buyer's payment goes to realtors involved in the transaction as commission. Seller's agent and buyer's split it. If you hire a full service agent to buy a house, you'll pay your agent 3%, and seller's agent 3%. For a $500k home, that's $15,000 and $15,000. But if you do your homework well and find a dream home yourself, and all you need is hire an agent to complete the process, it makes no sense to pay the full 3%. As buyer's agent, Jack promises to give 2% back to buyer. In my case, I got $10k back.
