I had the pleasure of working with Mr. Perna when attempting to purchase investment houses in the summer of 2008. He was BY-FAR the most knowledgeable agent I had worked with, and really knew what to look for. Super friendly at first. talked lots of real estate mumbo jombo. we were hooked. Lost all interest when we were said we are just selling and might not be buying another place. saw our small house as little profit. never returned phone calls or emails. i gave up and called another realtor.

Michael Perna contacted me asking to reslist my house after we ended our previous listing with an agent from another company. Initially I was not interested, but he definitely talked a good game, pointing out all of the things that he would do differently than the other agent, including taking pictures with a wider lens, listing the basement square footage, putting flyers on the for sale sign etc. It all sounded great so we signed on. When he came to the house to complete all the listing paperwork he had another agent with him and it was clear that we were being passed off onto her. When she prepared the listing it did not include any of the items listed above that Michael had said he would include. They took the pictures with a regular point and shoot camera; no wide lens. The listing was full of typos. No flyers were placed on the sign until weeks after the listing began. They said they were 'having trouble getting them from the printers.' Please, how difficult is it to print some out on their own office printer? When I would try to call the phone number that Michael had given us, I believe it was on his business card as well, he would never answer. It would go to a voicemail with a woman's voice speaking another language. This was all baffling to me as I do not understand what they have to gain out of doing such a poor job. Then in the spring of 2012 we interviewed 4 of the top realtors in are area and we choose Michael Perna and the Perna team, we were really leary of going thru the process again, however after meeting with Michael Perna he showed us more professionalism and dedication to the needs of the sellers as opposed to just listing the house at a quick sell price. He listed the home above what we had suggested. His marketing strategy produced12 showings on day one which resulted in 2 offers above the listed price in the first 15 minutes on the market. Also making are neighbors very happy since all the other homes listed by other realtors were being given away. However getting a offer on your home is only the first step. Then you must have the inspection and then the grueling appraisal process which in today's market is the nail biter. I was very disappointed with the personalized attention from Mike Perna. He was certainly attentive, but only until I signed with them as my listing agent. Then I never heard from him. He never called, not even during the negotiation or sale of the home, during the closing, and not even after all was said and done. I was also very disappointed and felt mislead about the current market conditions. I felt pressured into accepting the first offer on the house. Then after I accepted the offer and started looking for a new home myself, I was quick to realize how much the market had picked up, and how difficult it is currently to find and have an offer accepted on a nice home. After the sale completed, I was left without a home, and remain without a home. I am in the horrible situation of renting and having all of my belongings in storage and not knowing when I will find a suitable place to call ?home? again. With my current living situation, I was disgusted when after the sale of the home all I received from my realty company was an ?e-card?. Such an odd expression of gratitude for my business. On top of it, the e-card congratulated me on my ?new home?. WHAT NEW HOME??!! One of the most important factors in the selling process is the negotiation and sales agreement. The person handling my negotiation misunderstood my counter offer and communicated an incorrect counter offer to the buyers, costing me $1500. I was very clear what we wanted out of the deal so I have no idea how she misunderstood this. Additionally, when she verbally read the original offer to me she did not clarify that the washer and dryer were part of the deal ? when I had not intended to sell these items. When I read through the fine print later in the process, it was too late to back these things out. Now I am left with the expense of having to purchase these items new whenever I do find a new home. There were other additional items that just evidence that attention to detail and good communication are not a priority for this group at Keller Williams. Finally, to my surprise nobody from Keller Williams showed up to my closing. Nice. Agent was extremely knowledge of current market conditions and confident in the suggested list price. This agent has a team working with him. The team member who took the house pictures was an excellent photographer; the advertising was extensive. Some of the information on the listing had to be corrected but we still got an acceptable offer approximately 30 days after listing our property.

Mike was very responsive and walked us seamlessly through the process of selling our house, taking the time to answer all our questions. He was very honest about the market and gave us good advice on our asking price -- we closed on our property in less than 2 weeks. Because we were out of state, he handled daily maintenance, including taking out our trash and collecting keys from our renters.
